OSC #1 Community Information


 

As of November 17th, 2009 - Funding of the Reserves for the 2010 fiscal year will be funded at 0%.  The effective date of the new maintenance fee is January 1st, 2010 - The fees are as follows:
1 Bedroom - January 1st, 2010 the maintenance fee is $240.40 (Please note December 2009 maintenance is still $215.00)
2 Bedroom - January 1st, 2010 the maintenance fee is $328.62 (Please note December 2009 maintenance is still $293.00)


Bulk Trash:
is the 4th Monday of the month unless otherwise posted.  Place items by the Dumpster behind B Building.  Items are to be sorted into 3 separate piles:  Yard Debris (branches, leaves, etc.), Metals (appliances), and Household (Furniture, carpet, etc.).

Comcast Cable: Basic service is included in maintenance fee, (954 - COMCAST). Click here for available cable channels.

Computer:  There is one computer available with Internet capabilities in the corner of the Front Lounge of the Clubhouse.  If you need hard copies printed, bring your own removable storage (diskette or CD), and have it printed elsewhere.

Construction:  Noise emanating from construction activity is only permitted between the hours of 7:00 a.m. and 7:00 p.m. on weekdays and between 8:00 a.m. and 6:00 p.m. on Saturdays and between 9:00 a.m. and 5:00 p.m. on Sundays.

Emergency Contact:  Call the office number: 954 485 9500 in the event of an emergency, i. e. water leak, or a major structural problem.  For fire, theft, etc. CALL 911.  Being locked out of your apartment IS NOT AN EMERGENCY.  Call a locksmith, or leave a key with a trusting neighbor. 

Exercise Equipment:  To operate the Treadmill a key is required.  Keys are available to purchase for $15, or people may borrow the Office's copy of the Treadmill key during open Office hours, or while a Board Member is available in the Clubhouse.  Sneakers, or closed-toed shoes must be used to operate the exercise equipment.  No thongs, or open-toed sandals are permitted when using the exercise equipment.

Flood Zone Remapping: This is an official document from FEMA that is available for download.  People obtaining mortgages are often required to show proof that extra flood insurance is not mandatory for our property.

Gate & Parking Information: Any problem with your parking decal, entry card or entry device, please stop by the Office. Please update your sticker to the oval red one so all identification is uniform. 

1) The Gate arm automatically lowers after 21 seconds of its raising.  It is necessary to drive through immediately after the arm raises.  Do not attempt to piggyback through the gate! 
2) If the entry gate freezes or stalls with the arm locked in a closed position, drivers should not repeatedly click their entry devices.  Wait 30 seconds before clicking your entry device again so the gate can close and reset itself. 
3) The Board of Directors is looking into solutions to prevent damage to our gate, and make entry into OSC #1 easy, and efficient.  The orange cones will be removed once a viable solution is reached. 
4) Anyone who causes damage to the gate will be reponsible for the following costs associated with repair of the GATE ARM = $50 first offense; each subsequent offense will have an increment of $25 added within a calendar year; replacement of the GATE ARM = $400.

Any vehicle without the proper parking decal is subject to towing.  Be sure to place your decal outside on the driver's side (left) rear window of your vehicle.  Should your sticker need replacement go to the office.  Visitors or Guests: Stop by the office and pick up a Guest Pass for their vehicle.  Guests and Visitors must park in an Official Guest Parking Spot.  (If the Office is closed, place a note on the dashboard with your building and apartment number.)

Keys: Additional or replacement keys available for: Storage Rooms, Bike Rooms, and Clubhouse.  The fee is $5.00 per key in the Main Office.

Recycling
- There are two types of recycling bins: Comingled and Newspaper.  In the Comingled Recycling Bin, include: Aluminum and steel cans, brown, green, and clear glass containers (discard broken glass elsewhere); milk/juice cartons and drink boxes; plastic containers numbered #1, and #2.  You will find a triangular symbol on the bottom of the plastic containers.  Any number other than 1, or 2 in the triangle should be thrown away with your other trash in the dumpster.

In the Newspaper Recycling Bin, include brown paper bags, mixed paper (such as newspapers, inserts, magazines, old telephone books, catalogs, cereal boxes, tissue boxes, shoe boxes, junk mail, and office paper).  Permissable boxes need to be folded flat. 
NO CORRUGATED BOXES!

Remember to remove all plastic bags from recyclables.  To keep contaminants out, rinse the containers first.  Please do not place items soiled with food, wax liners from cereal boxes, wax paper, self-adhesive labels, wet paper, carbon paper, or corrugated cardboard boxes in the recycling bins.

If you are uncertain about whether or not an item is acceptable for recycling, more information can be obtained from Broward Waste and Recycling Services by calling: 954-765-4999.  Recycling is optional, but for those who care about our environment, it is a necessity.  Again, no contaminants!  Walk the extra yard, and discard your other trash in the dumpster, properly bagged.  Thank you for your cooperation in making Oakland Shores a "green" community.
